Rent includes a fully furnished home, private room, and shared kitchen, along with an in‑unit washer and dryer. All properties are overseen by a professional, world‑class management team.
Yes. Each room comes furnished with a bed, desk, and chair upon move‑in.
If any furnishing malfunctions, HavenPoint guarantees replacement within one week upon request and verification.
For shared homes, utilities are evenly divided among all current tenants and billed at the end of each month.
Prorated rates apply during the first and last month of residency.
For all other housing types, utilities are the sole responsibility of the tenant.

There are no application fees.
HavenPoint conducts a comprehensive background check to ensure a safe and productive living environment.
Screening includes review of:
- Criminal history
- Outstanding unpaid debts
Pet considerations
- Applicants who earn at least two months’ worth of rent are eligible for consideration.
HavenPoint offers three deposit structures:
- Standard Deposit – Equal to one month’s rent.
- Installment Plan – Deposit paid in equal installments over the rental period, plus a one‑time, non‑refundable $100 fee.
- Risk Mitigation Fee – A one‑time, non‑refundable fee equal to ⅓ to ½ of the monthly rent, covering minor wear and tear.
Move‑ins can be scheduled as early as the contract signing date.
After a vacancy, move‑ins are typically coordinated within three days, depending on availability.
Pets are not permitted, with the exception of verified Emotional Support Animals (ESAs).
Guests are allowed for daytime visits only.

A technician will be dispatched within two days.
Monthly inspections are conducted:
- Exterior areas for all properties
- Interior shared spaces for shared homes
If shared spaces are not maintained, a cleaning fee will be charged equal to supplies + labor + administrative costs + a 20% margin.
